About Downing Development

Downing Development is a real estate development company based in Iowa.  We have been in the development business for over 40 years and have completed residential, multi-family, and commercial projects.  We have the knowledge and capability to take a project from the concept stage all the way through completion of construction.  We currently own properties in four states, focusing on commercial, retail, and industrial properties.

Our Story

Frank Downing, started Downing Development in 1966 after selling the family owned Hardware store in Marshalltown, Iowa. He started developing land in West Des Moines and was soon joined by his son, Jeff Downing. In the early 1990’s Jeff Downing saw growth heading to what would soon become the state’s fastest growing community - Waukee, Iowa.  Starting in 1995, Downing Development began building and developing residential, commercial, and retail property along Hickman Road in Waukee.  The company recently completed building Dartmoor Retail Center 1 & 2 (located at the corner of Dartmoor Drive and Hickman Road) and the aquisition of Westwood Plaza (also on Hickman Road).  Recent tenants include restaurants, retail, fitness, clinics, and other services.

Steve Downing joined Downing Development as a project manager in 1994 and was named president upon Jeff Downing's retirement in 2003.  Steve has been involved in all areas of the development process, from developing the initial concept for a new project, to final construction.  Steve enjoys working with client-tenants to design space to suit their needs, and then constructing the tenant finish.

We offer one stop shopping for our client-tenants.  We guide you through the design phase for your new space, and then we build it to your specifications.  On time and on budget everytime.  Since we are involved during the entire process, the communication between tenant and landlord is seemless.  We are your general contractor for your build out, this saves you time and money!  Most other landlords will hire an outside general contractor to finish your space.  This increases the chance for mis-communication, lost time, and will cost more money in the long run.  Let us show you how we can meet and exceed your expectations!
